We compare what we find against the landlord's inventory, note any discrepancies, and provide a written report with a condition grade. The report also includes a list of items we recommend addressing before move-in, which you can present to the landlord during final negotiations.

The timeline varies based on your specific requirements and the current market. For clients with flexible parameters, we often identify suitable options within two to three weeks. For those with very particular needs or seeking properties in high-demand areas, the process may extend to four to six weeks. We provide regular updates throughout and adjust our approach based on your timeline.

With our Long-Term Tenancy Stewardship service, you simply contact your dedicated steward. They will assess the situation, coordinate with the landlord, arrange for qualified contractors if needed, and oversee the repair process. You remain informed at each step without having to manage the logistics yourself. This ensures issues are resolved promptly and to the appropriate standard.

Certainly. Many of our clients are relocating to Singapore from abroad. We can conduct the entire sourcing and assessment process remotely, providing detailed reports and virtual walkthroughs. Once you arrive, we can arrange final viewings of shortlisted properties. Our stewardship service is particularly valuable for international residents, as it provides a local point of contact for all tenancy matters.

Each service has a transparent fixed fee. For Discreet Property Sourcing, the fee is SGD 380, payable upon engagement. The Condition Assessment is SGD 550, due before the inspection is scheduled. Long-Term Tenancy Stewardship is SGD 1,850, billed quarterly throughout your lease term. All fees are exclusive of any landlord commissions or lease agreement costs.
